Across the country there is an increase in moisture related problems to residential homes. It is not only in stucco and E IFS but many other siding materials including brick. Approximately 70% of leaks are due to windows, almost all where installed improperly with out sill pan flashings. These are installed under the window and would catch and drain any moisture or water to the outside of the water barrier our better yet outside of the cladding, stucco ,Brick ,Wood siding etc. Also many were installed with out head flashings , this is a flashing and drip edge or Drip cap that is installed on the top of the window. Doors especially sliding doors have the same problems. To name a few other problem areas chimneys caps and crickets behind the chimney .The areas where the most damage is found are at roof to wall intersections no kick-out flashings. Above is a picture of a kick-out flashing these are installed where a roof meets a wall. The water runs down the roof and enters into the wall , behind any exterior siding material. When a kick-out flashing is installed it diverts the water out and away from entering in to the wall.
